A major house renovation of this Victorian home, which included a large addition on the back and a new garage, left the site barren with few site features remaining, essentially giving us a blank slate. Establishing key site lines from the house and discussions with the owners about how they use the property led to an arrangement of outdoor rooms and circulation patterns. Brick paths connect the buildings and bluestone patios create places to gather. The integrated plantings strengthened the structure of the garden as well as add visual appeal throughout the seasons. The garden uses layers of planting to separate the public front yard from the private back yard areas.

A kitchen renovation left the homeowners with a dirt trail as their primary entrance into their house. The house sat tight to the back lot line and the children were transitioning from playgrounds to high school parties. All these factors informed a redesign of the yard to match their changing lifestyle. We added a raised dining terrace off the kitchen which balanced how the house sat on the lot. The backyard had just enough space for a garden walk to the kitchen door with evergreen screening along the rear lot line. The playground structure was replaced with an outdoor fireplace and seating area surrounded by new plantings.

This English Manor house sits atop of the hill looking out over nearly 3 acres of cultivated gardens. The gardens terrace down the hillside in three levels connected by wide paths of lawn and stone stairs. The mature tree canopy sits above, cascading dappled light over diverse groupings of plants and garden rooms. We worked to blend a large house addition into the existing garden, added a new stone stair to improve access down a steep slope, reconstituting the vegetated screen along the perimeter of the property and introduced new focal points within the garden.

We rebuilt and expanded this outdoor patio which is the central gathering space looking out over the water for this large home. New fieldstone retaining walls with granite capstones provide seating for the patio and built in stone benches provide seating out to the game lawn. A built-in kitchen with broad counters allows the chef to remain part of the party. An enclosed sunroom was converted to an open, roofed bar area with sunset views down the coastline.

With this sloping site, the back yard fell far below the level of the main floor of the house. A new deck was added in the back to provide more easily accessible outdoor space while also improving the access to the backyard and to the garage and driveway. Doors below the deck provide access to the basement and storage for kayaks. Fencing with an arbor gate along the side of the house provides enclosure for the family dog and screening for the outdoor condenser units.

This formal Georgian home had established gardens, a tennis court and outbuildings, but the pathways and hardscape areas around the property needed upgrading. The driveway was replaced with bluestone aprons to the garage and cobblestone edging. Drainage of the driveway was improved with area drains hidden in the planting beds. Asphalt paths were replaced with bluestone pavers and steps added to lessen steeper areas on the pathways. Plantings were upgraded on the property, including adding mixed palette of evergreen trees to provide privacy for the property from the street.

Existing retaining walls were repaired and strengthened and a new stair and pathway added for better circulation into and around the house. New plantings were selected which provide visual interest throughout the seasons along with a manageable level of maintenance.

After leading the college through its first campus master planning process in 2006, Mr. Olmsted has been involved with implanting many improvements on campus including: expanding a small terrace used for their graduation ceremony into an expansive plaza with flexible seating and year-round use, turning a 300-car parking lot in the middle of campus into a new college green, building a woodland Grotto for the campus, and advising the college on strategic land acquisitions. Most recently we redesigned the main entrance onto campus with large walls and piers that frame the entrance down a tree lined drive.

We have worked with the congregation over the years with site improvements to the church’s grounds. Projects have included: redesigning and expanding the front forecourt of the church with new paving, ramps for accessibility, additional seating areas and improved site drainage, renovating the Cloister Garden to remove a defunct reflecting pool and replacing it with a more useable lawn panel surrounded by bluestone pathways, upgrading a garden fence around the memorial garden, and making access to the church buildings accessible.

We have been working with the club to renovate planting areas by removing overly mature and overgrown vegetation with new plantings that provide more color and diversity to the grounds. We designed a new yoga lawn adjacent to the fitness center to provide a private, contemplative practice space. A small fountain provides ambient sound within the space.
